Architectural concept

Hello, I am Florin from Bacău. I have a 2000 sqm plot, with a 18 m frontage, oriented NNW–SSE. I plan to build a single-storey house from SIP panels, with a built area of 200–250 sqm. Functional requirements: 3 bedrooms, each with its own bathroom and dressing room. Technical room. Laundry room. Study integrated into the open space, together with the living room and kitchen. Living room, kitchen and study in a common open space, but fully separable with sliding loft-style doors. Generous terrace at the rear, preferably under roof. Under the terrace: a cellar of about 30 sqm. At the rear: an uncovered picnic area and a 30 sqm garden shed. On the western side, in front: a covered carport for 4 cars. The house will have an elevation of approximately 75 cm. What I expect from the collaboration: Estimate of time and cost for an architectural concept, which should include: 2–3 variants of layout and volume on the plot. Functional plans for the ground floor. Façade sketches and perspectives (2–3 views). I look forward to your initial reply with an estimate of costs and timelines for the concept.
